Lillyhall West Cumbria

Lillyhall West Cumbria is a strategically important employment site for Cumbria.

Totalling almost 160 hectares, it is ideally placed to capitalise on West Cumbria's transformation into Britain's Energy Coast by becoming a hub for companies involved in the nuclear and low carbon industries as well as the servicing, manufacturing and distribution sectors.

The site includes Lillyhall Business Park, with offers prime serviced space to a wide range of businesses spanning fabrication and recycling to car sales, accountancy and education.

Meanwhile the Lillyhall East and West industrial estates offer industrial and commercial development plots on long leaseholds that can be configured to suit the individual requirements of developers, investors and occupiers.

Derwent Howe & Clay Flatts Industrial Estates

Derwent Howe and Clay Flatts industrial estates are located either side of the A597 road, which runs into Workington town centre and connects with the town's internationally linked port.

Derwent Howe occupies an area once dominated by the iron and steel industry for which Workington was once famed. Now it is home to a wide range of industrial and warehousing units as well as managed workspace.

The estate is home to Moss Bay House and a further 10 units serviced by West Cumbria Development Agency to help stimulate the economy and create employment.

Meanwhile, Clay Flatts Industrial Estate is home to businesses ranging from hydraulic engineers and electrical manufacturers to warehousing and distribution enterprises. It neighbours Clay Flatts Trading Estate, which is one of Workington's small number of successful retail parks.

Salterbeck Industrial Estate

From the manufacture of fuses, computer panels and crisp packets to warehouses holding clothing and toilet rolls, there is a wide variety of businesses at Salterbeck Industrial Estate at the southern tip of Workington.

Likewise, units vary dramatically in size to suit the requirements of companies, and some of recently been refurbished to provide modern business accommodation in units from approximately 5,000sqft to 32,089sqft.These premises are adjacent to major companies such as ABB instrumentation, Alcan Packaging and Corus Steel.

Glasson Industrial Estate

Glasson Industrial Estate is a terrace of five single storey workshops and industrial units ranging from 1,000sqft to 2,971sqft. These have been designed with small businesses in mind and allow maximum utilisation of workspace have flexible leasing options available.

Risehow Industrial Estate is located in Flimby, just south of Maryport.

Maryport Business Centre

Maryport Business Centre provides high specification and versatile industrial and workshop space on flexible terms ideal for new and relocating businesses.

Space ranges from 237sqft up to 990sqft (with the possibility of merging units), while fully inclusive rents - which include services and excellent communications links - range from £310 per month according to the size and type of space occupied.

Lakeland Business Park

Conveniently located on the edge of Cockermouth, Lakeland Business Park has office space for companies of all sizes in an inspiring and exhilarating location among the Northern Lakes.

Offices come in at between 566sqft and 3,000sqft and are split across seven separate buildings - either multi-let or stand alone, and can cater for everything from start-up enterprises to well established businesses with reasonable sized workforces.

Blencathra Business Centre

Blencathra Business Centre, Keswick

Blencathra Business Centre is made up of 24 light industrial units carrying in size from 269sqft up to 1,550sqft. Occupancy is via a Monthly Licence Agreement that can be terminated at a months' notice, allowing complete flexibility for the businesses that choose to locate there.

The units are run by West Cumbria Development Agency, who among others things provide free of charge business support and advice to help enterprises develop and expand. The Waterfront Business Park

p>Situated on a prime site adjacent to the bustling Port of Barrow, the recently-completed Waterfront Business Parkis a strategically important employment site for Cumbria.

Its superb location makes it ideal for businesses seeking opportunities in offshore renewable energy generation, gas storage, oil exploration, and the engineering and manufacturing sectors which continue to support the town's strong submarine building industry.

Barrow is already home to thriving clusters of companies in these sectors supporting green energy developments and helping BAE Systems Submarine Solutions deliver a 25-30 year order book. The port side location may also appeal to businesses involved in bulk goods and aggregates.

Furness Business Park

Furness Business Park

Furness Business Park is located just off the arterial A590 trunk road, which gives easy access to the town's port and also out to the M6. Barrow also has passenger and freight links with the Cumbria Coast Line/ Furness Line.

Furness Business Park has been developed since the early 1990's and provides a mix of industrial, office and studio accommodation in an attractive environment next to the Walney Channel.

These modern units come in a dazzling array of sizes to suit almost all requirements, whether industrial, workshop, storage, showroom or trade counter.

Barrow Park Road Industrial Estates

Sowerby Woods Business Park, Sandscale Park and Park Road West are all located off the A590 trunk road, which gives easy access to the town's port and also out to the M6. Barrow also passenger and freight links with the Cumbria Coast Line/ Furness Line.

These sites have a wide spectrum of units available for industrial, distribution and warehouse use and there is also some land available for development.

Kingmoor Park

Kingmoor Park is a strategically important employment site for Cumbria.

With more than 100 tenants and 1,500 employees on site, this major business park just north of Carlisle is set for further dramatic expansion through the "Hub" and the "Bruntill" developments. These will not only see an increase of office and warehouse space but also introduce retail and leisure facilities.

Already home to big names such as John Lewis, Princes Soft Drinks and Vodafone, more are expected to settle once the Carlisle Northern Development Route is completed (due Spring 2012).

The road will provide a second access to the M6, at the same time opening up improved links with West Cumbria via the A595 trunk road and kick-start the "Hub" development, which could create a further 1,500 jobs. This will include a flagship 130 bed, four-star hotel with conference facilities and fitness centre, restaurants, bars, 100,000sqft of offices and shops.

Kingstown Industrial Estate

Kingstown Industrial Estate is Carlisle's largest industrial estate at more than 170 acres in size and with immediate access to junction 44 of the M6, and is set to benefit from greatly improved links to West Cumbria via the A595 trunk road once the Carlisle Northern Development Route is completed (due Spring 2012).

Durranhill Industrial Estate is a prime 38 acre site located 1.5 miles south west of Carlisle city centre between the A6 and A69.

Rosehill Industrial Estate is huge 49 acre site adjacent to junction 43 of the M6 and boasts a public car park with more than 600 spaces.

Townfoot Industrial Estate

Townfoot Industrial Estate has in the region of 50,000sqft worth of accommodation spread across 18 units.

Westlakes Science & Technology Park

Westlakes Science & Technology Park is a strategically important employment site.

The park is already a thriving global hub for the nuclear industry, with the majority of the 70 businesses and their 1,450 staff involved in nuclear decommissioning, environmental remediation and associated engineering and technology.

Whitehaven & Area

Whitehaven is situated on the A595 which runs north to Carlisle, connecting with the A66, and south to Barrow, where it links to the A590. It is located on the Cumbria Coast Line and the nearest port is at Workington.

Whitehaven Commercial Park

This fully serviced site ideal for non-food retail units is situated east of Whitehaven at Moresby Park and boasts stunning views of the Western Lake District Fells.

Haig Enterprise Park

Situated on the site of a former mine, the park is home to several service-based companies and has a good range of small to medium sized units starting from 390sqft at around £81 per month.

A well-established estate located four miles east of Whitehaven which is already home to the likes of the National Trust and manufacturers Capalex. Beckermet No.1

Sellafield & Seascale

Sellafield and Seascale are situated on the A595 which runs north to Carlisle, connecting with the A66, and south to Barrow, where it links to the A590. It is located on the Cumbria Coast Line and the nearest port is at Workington.

Sellafield

Sellafield is a large complex nuclear chemical facility covering four square kilometres. Operational since the 1940s it was home to the world's first civil nuclear power station, Calder Hall.

Today the site comprises of a wide range of nuclear facilities, such as those involved in Magnox reprocessing and the Thermal Oxide Reprocessing Plant (Thorp). While this decommissioning sites does not offer commercial business space remains the major economic magnet for the region.

Cross Lanes

A small rural site in the village of Seascale one mile from the Sellafield. A number of small units are completed and occupied, with a further 0.7 hectares allocated for expansion.

Greengarth Business Park

Millom & Area

Millom is situated on the A595 which runs north to Carlisle, connecting with the A66, and south to Barrow, where it links to the A590. It is located on the Cumbria Coast Line and has its own port, Port Millom (www.portmillom.co.uk) which has seven hectares of land available for development.

Devonshire Road Industrial Estate

Gilwilly Industrial Estate

Gilwilly Industrial Estate is Eden's largest industrial/ trading location and due to its location next to the M6 has become a prime site for business involved in manufacturing, distribution and wholesale.

Here you can find a Dominos Pizza dough manufacturing plant; Carrs Milling has an animal feed factory; Howdens joinery and a plethora of car sales, repairs and maintenance enterprises.

In addition to its M6 links, the park has easy access to markets in West Cumbria and the North East (A1) via the A66 trunk road. Penrith also has a train station on the West Coast Mainline.

The 40-acre Eden Business Park is an extension to Gilwilly Industrial Estate undertaken by Eden District Council. Food and drink enterprises Greggs, James Fruit & Vegetable Ltd and farm machinery suppliers Rickerby are some of the companies that have made it home, although there are still competitively priced plots available.

Penrith Industrial Estate

Penrith Industrial Estate neighbours the Gilwilly/ Eden Business Park developments, running parallel with the M6 and with easy access to national markets.

In addition to its M6 links, the park has easy access to markets in West Cumbria and the North East (A1) via the A66 trunk road. Penrith also has a train station on the West Coast Mainline.
